This exquisitely restored 6-bedroom heritage bungalow is tucked away on a sprawling 160-year-old Cottage in the heart of Khandala’s untouched forest landscape. Set amidst towering trees and misty green hills within the Western Ghats, the property promises absolute privacy, serenity, and an experience that feels a world away from modernity
Guarded by the same Parsi-Zoroastrian family for several generations, the Cottage is a living history. With select structures dating back to Queen Victoria’s reign, the home stands as a timeless blend of grandeur, craftsmanship, and old-world charm.
The Space:
A secluded, two-storey heritage Stoned Walled colonial-style bungalow set on the private historic hills of Khandala. The property features 6 bedrooms and 6 en-suite washrooms, along with a spacious living area, Varandha, Dining space, and a functional kitchen. Surrounded by dense greenery and mature trees, The Property retains its authentic old-world feel and offers a calm, private setting for a peaceful getaway.
Bedrooms:
• 6 spacious, air-conditioned bedrooms designed with heritage colonial charm
• 1 bedroom on the landing at the main entrance
• 2 bedrooms upstairs, accessible via stairs
• 2 bedrooms on the lower ground floor, accessible via stairs
• 1 bedroom on the ground level with a separate entrance to the main cottage
• Flexible bed configuration:
– 3 King-size beds
– 2 Queen-size beds
– 2 Double beds
– 2 Single beds
• Large colonial-style windows providing natural light and serene forest or garden views
• Wardrobe and storage space in all rooms
• Interiors feature classic colonial décor, high ceilings, and subtle heritage-inspired touches for timeless comfort

• The central hall opens directly onto a verandah that overlooks the Cottage and surrounding greenery
• The verandah provides a space for leisurely mornings, evening tea, or quiet reflection
• Natural light fills both indoor and outdoor areas, creating a calm and welcoming atmosphere
• Perfect for family time, entertaining guests, or enjoying the serene forest surroundings

Kitchen and Meals
A fully functional, heritage-style kitchen with modern amenities, well-staffed with a family cook. Menus are predecided, and the staff will take care of the same. However, guest who wish to cook their own meal may put in a special request.(Additional Utility Charges of INR. 4000 per night will be applicable)
Food packages start at ₹2000 per person, covering breakfast, lunch, high tea, and dinner, with both veg and non-veg options available.
Guests can choose from authentic Parsi cuisine for a unique dining experience.

Guest Access
The cottage features its own private garden, along with an on-site caretaker couple and cook to assist with your stay. Guests will have full access to the entire cottage, its grounds, and all amenities throughout their visit.

- Pets are allowed on the property.
- Smoking and vaping are completely not allowed anywhere on the property, Inside or Outside.
- Only families and mixed-gender groups are allowed; stag/all-boys groups are not permitted.
- The property is set amidst nature, so insects and bugs may be present occasionally.
- A generator backup is available to manage power cuts.
- Please avoid coming by low ground clearance cars if possible. The approach road to the property (owned by the Railways) is in poor condition. It is preferable to travel in MPVs or SUVs. If your vehicle has low ground clearance, please proceed very slowly and follow our staff up to the property.

- Check-in time is 2:00 PM IST, and early check-in is subject to availability.
- Check-out time is 11:00 AM IST, and late check-out may incur additional charges.
- Smoking is not allowed anywhere inside or outside of the cottage.
- All adults must present a valid government ID at the time of check-in for verification.
- A refundable security deposit of INR 15000 (cash) is required upon arrival and will be returned after a complete inspection of the property.
- Only mixed-gender groups are permitted to stay at the villa.
- Boys-only groups are strictly not allowed as per property policy.
- Our villas are located in nature-centric areas surrounded by greenery, which may include internal village roads or rough patches depending on the location.
- Network connectivity may fluctuate, especially in remote areas or during the monsoon season, due to limited mobile tower reach.
- Guests are requested to conserve water and use it mindfully throughout their stay.
- Kindly switch off all lights, fans, ACs, and appliances when stepping out to avoid unnecessary power consumption.
- In case of a power cut, a generator is available to support essential electricity requirements.
- Guests are expected to maintain proper cleanliness and hygiene during their stay.
- Deep-cleaning charges may apply if the property is left excessively dirty upon check-out.
- Any damaged, stained, or contaminated upholstery, linen, or bed sheets must be paid for before check-out.
- Sheesha/hookah/ Vaping or any form of smoking is strictly not allowed anywhere on the premises.
- Any illegal or prohibited activities are strictly not allowed inside or around the villa.
- Loud Music is not allowed, as we are in the forest area.
- Guests are requested to maintain quiet hours between 10:00 PM and 8:00 AM, ensuring a peaceful environment for everyone nearby.
