The Space

A paved garden pathway winds through the greenery to the villa's stone verandah, leading into a spacious living room, four air-conditioned bedrooms, a dining area, a semi-open pantry overlooking the pool, and a private swimming pool with a wide sit-out deck. Every corner of the villa — from the loft-style bedroom under the sloping tiled roof to the balconies opening into the canopy — is designed to keep you close to nature. 

Bedrooms

• Kokam Villa features 4 spacious, air-conditioned bedrooms thoughtfully spread across two levels for comfort and privacy
• 2 bedrooms are located on the ground level, while 2 are on the first floor, easily accessible via an internal staircase
• Every bedroom comes with a comfortable King-size bed, ideal for couples or families
• Two of the first-floor bedrooms feature a private mezzanine (loft) level with an additional mattress, providing extra sleeping space that's perfect for children, additional guests, or larger families.
• Each room opens onto its own private balcony, offering tranquil views of the surrounding coconut and fruit orchard
• Fresh linen and pillows are provided in every room to ensure a clean, restful stay
• Spacious wardrobes are available in each bedroom for added convenience and easy unpacking

• The villa boasts a total of 5 bathrooms, four are attached to the bedrooms and 1 is located in the living room.

• Hot water geysers are installed in all bathrooms for a comfortable shower any time of day
• Fresh towels and basic toiletries are provided for every guest
• Basic toiletries including shampoo, body wash and handwash are provided

Swimming Pool

• The villa features a private swimming pool surrounded by lush greenery, creating a peaceful space to relax and unwind. 
• Generously sized at 15 × 30 ft with a depth of 4.5 ft, finished in striking blue mosaic tiles
• A separate shallow kids' pool section at one end, safely divided by a railing — ideal for young children to splash around while adults enjoy the main pool 
• For safety, adult supervision is required for children at all times while using the pool or being around the pool area.
• A pool float is available for added fun
• Only proper swimming pool wear is allowed while using the pool.

Dining & Pantry

• A bright, semi-open pantry set under a glass roof with large windows overlooking the pool and greenery
• Fitted with an L-shaped granite counter, gas stove and sink
• Equipped for basic use only — ideal for warming milk or making tea and coffee
• A spacious open dining area located on the first floor, with ample space to comfortably seat the whole group for meals

Meals & Food Policy VIEW MENU

• All-Inclusive Food Packages: Delicious, home-cooked meals are prepared right at the property.
• Packages start from INR 1200 per person and include a comprehensive selection of three daily meals: breakfast, lunch, and dinner.
• Vegetarian & Non-Vegetarian Options: Menus feature a variety of flavorful dishes tailored to both vegetarian and non-vegetarian preferences.
• Outside Food Policy: To maintain quality and hygiene standards, outside food is strictly not allowed at the villa.
• Menu options available; pre-orders recommended for timely service
• If total guest count is less then 12 pax, then meal charges will increase, as materials are procured fresh for you & prepared for you only.

Guest Access

Guests have access to the entire villa throughout their stay. This includes all four bedrooms, the living room, and the spacious open dining area on the first floor, along with the private swimming pool and its surrounding deck with outdoor seating. The semi-open pantry is available for basic use such as warming milk or making tea and coffee. Each bedroom opens onto its own private balcony, and guests are free to enjoy the front verandah, the lush garden, and the tree-shaded pathways across the property. Private parking is available within the premises, and a caretaker is on call to assist you whenever needed.

Guests from Mumbai can take the ferry to Mandwa Jetty, followed by a short cab ride to the villa. As local autos and taxis can be limited in the village, a private vehicle is recommended — the caretaker can help arrange a local cab or driver on request.
